The Mechanical Room Gets Smarter

Smart strategies. Sharp stories. Sustainability that sticks.
📬 INTRO: PROOF OVER PROMISES
Greenbuild wrapped in New York on Friday. Tuesday's AI summit included a session called “Proof Over Promises,” so this week we went looking for proof. The best proof we found sits in the mechanical room, where only 4% of commercial-sector motors have a variable frequency drive. Here's a rundown on the smart controls paying off right now!

🌍 FIELD NOTES: PROOF IN THE MECHANICAL ROOM
⚙️ The Drive Most Motors Skip
A variable frequency drive (VFD) slows a motor to match the load instead of running it flat out. A drive can cut a motor's energy use 40% to 60%. The US runs about 50 million motors, and they use nearly a third of the country's power.
Toyota's Georgetown, Kentucky plant put 200-plus VFDs on its HVAC motors in a $1.25M pilot. It saves more than $700,000 a year. Those drives paid for themselves in under two years.
“If you added a drive to all the motors that are out there, you could provide [power for] up to five years of data center growth,” ABB's Kirk Anderson told Canary Media.

🧠 AI on Top of the BAS
Schneider Electric studied mid-sized offices and found AI on the building management system cut whole-building energy use up to 22%. That's 7.2% to 12.7% beyond standard digital controls, worth $13,600 to $49,300 a year per building.
Buildings under 100,000 square feet gained the most.
🧹 A Teammate in the Work Order
OnyxFM CEO Shawn Black expects 10% to 30% ROI over one to two years from AI in facility work. One rollout across 120-plus locations found about 30% of the equipment mislabeled, so he cleans up the data before switching anything on.
ABM used occupancy data to schedule cleaning at Chase Field in Phoenix. In one month it saved 198,000 gallons of water and about $2,500.

🔐 Lock the Boiler Room
Armis Labs found that 73% of organizations have at least one building system with a known exploited vulnerability, and 91% of these systems talk over insecure protocols like BACnet.
In August, a ransomware attack hit the facility systems at Winnipeg's Health Sciences Centre. Door access, HVAC monitoring, badges, and elevators went down, and the hospital posted guards at the entrances.

🏛 BUILT TO LAST:
JLL found that 28% of organizations are building AI into facility management. At the same time, 41% say data quality and security hold them back.
By role:
📐 Designers: Spec VFDs on every fan and pump motor, and write BACnet Secure Connect into the controls spec.
🔨 Builders: Hand over an equipment list that matches the tags in the field. The AI reads the list.
🏢 Operators: Walk the mechanical room and count the motors without drives. Each one is a retrofit candidate.
🌱 Emerging pros: Learn your building's BAS and how BACnet works. The AI tools for operations all sit on top of it.
💬 QUOTE OF THE WEEK
“The cheapest kilowatt-hour in your building is the one a drive never lets the motor use.”
— Charlie Cichetti, CEO of Skema and LEED Fellow
🧠 TL;DR
Only 4% of commercial motors have variable speed drives, and AI controls are cutting office energy up to 22%. Clean up your equipment data and lock down BACnet before the AI goes live.
🧱RETROFIT THIS

🔧TOOLS DOWN:
6:00 a.m. The AI checks the forecast.
6:05. The drive eases the supply fan down to match the load.
6:10. The tech finds that AHU-2 is really AHU-3 and fixes the tag.
6:15. Somebody finally changes the default password.
Proof over promises.
See you in the mechanical room!
